About the property

A townhouse located in Värnamo, Sweden, is currently available for investment at a price per share of 30000 SEK. The estimated minimal return on this property is 14%, with a total property value of 3000000 SEK. The housing developer overseeing this project has a track record of successfully repaying three loans through Tessin and is now embarking on the construction of 20 townhouse-style condominiums in Värnamo.

Set to be completed between 2024-2027, this new residential area will feature a total of 60 townhouses and ten detached villas. These energy-efficient homes are strategically located near the E4 highway, just a short 30-minute drive from Jönköping. Additionally, the proximity to a beach offering private boat berths and jetties adds to the allure of this development.

The initial phase of the project, comprising 20 townhouses, is currently open for partial financing. Each row of townhouses, consisting of 10 homes, is scheduled for completion in January and June 2025, respectively. Sales for the project are slated to commence in the summer of 2024, with four units already reserved ahead of the official launch.

With a competitive price point of 2,550,000 SEK per home, sales for this project are being managed by Länsförsäkringar Jönköping, boasting five decades of sales expertise in the region. The development has secured all necessary permits, with groundwork underway and slab casting scheduled to begin by the end of July. The completed project is forecasted to yield a revenue value of approximately 74 million SEK, resulting in a loan-to-value ratio of around 40%.

The seasoned team behind this venture brings over 30 years of industry experience to the table, having successfully repaid three loans totaling 24.5 million SEK through Ticino. To finance the construction, the company is seeking a loan of up to 3 million SEK, with a 13-month term and an annual interest rate of 14%. The loan is backed by a mortgage on the property and a title bond, ensuring a secure investment opportunity.
